Pre-foreclosure and wholesale transactions involve different risks, deadlines, and roles. This page explains what to gather, where to find independent help, and what REI Property Advisors LLC may discuss with you.

Pre-foreclosure support

Start with the deadline and the official notices.

REI Property Advisors LLC can discuss whether a direct property sale may be worth evaluating. It is not a mortgage servicer, law firm, foreclosure-prevention company, or HUD-approved housing counseling agency.

    Confirm what has happened

    Gather the latest mortgage statement, notices, known foreclosure or sale date, approximate payoff, other liens, and the contact information shown by your mortgage servicer.

    Contact the mortgage servicer

    Use the number on your statement. Ask what loss-mitigation or workout options may be available and what complete application or documents are required.

    Get independent help

    HUD-approved foreclosure counseling is available at no charge. A counselor or qualified Texas attorney can help you understand options and important deadlines.

  4. 04

    Evaluate a sale only as one possible path

    If selling is being considered, share the property condition, occupancy, desired timing, approximate debt, known liens, and whether the property is already listed or under contract.

    Review every document before signing

    Confirm the buyer, price, deadlines, assignment rights, access rights, costs, closing company, and termination provisions. Seek independent advice when needed.

Protect sensitive information.

Do not send Social Security numbers, account numbers, passwords, complete loan statements, bankruptcy records, or identification documents through the website form or ordinary email. If documents are needed later, confirm a secure delivery method first.

Wholesale transparency

Know whether the transaction involves the property or a contractual interest.

In a wholesale transaction, a buyer may contract to purchase real property and later assign or sell its contractual or equitable interest to another investor before closing. Written role disclosure matters.

REI Property Advisors LLC’s buyer role

REI Property Advisors LLC normally enters purchase agreements as the principal buyer for its own account. When the agreement permits and the transaction is appropriate, the company may assign or sell its contractual interest to another investor before closing. Any contemplated assignment and the company’s role will be disclosed in writing to the appropriate parties.

REI Property Advisors LLC is not a real-estate brokerage and does not list the property or represent the seller as an agent. It evaluates a possible purchase only for its own investment account.

Items a seller should understand before signing

  • The legal identity of the contracting buyer
  • The purchase price and any earnest money or option payment
  • Inspection, access, due-diligence, and termination rights
  • The expected closing date and selected title or closing company
  • Whether the agreement may be assigned and how that may affect the transaction
  • Which party is responsible for agreed closing costs, liens, taxes, and other charges
  • What happens if the buyer does not close or does not find another buyer

Good questions to ask

Are you buying the property for your own account? Can the agreement be assigned? Do you currently hold title? Who deposits earnest money? What deadlines control access and termination? Which costs are actually covered? What written disclosure explains your role?
